Model Home Tours 101: What to Expect When Touring a New Construction Home
September 1, 2026
Shopping for a new home is exciting, but it can also come with a lot of questions. What should you look for during a model home tour? Which details matter most? And how can you tell whether a floor plan will actually work for your day-to-day life?
At Smith Family Homes, we believe seeing a home in person can make all the difference. Our model homes give you the opportunity to walk through our floor plans, experience the flow of a new construction home and get a better feel for what it could be like to live in one of our communities across Georgia and South Carolina.
Whether you’re beginning your search for a new home or simply looking for some inspiration, touring a model is a great place to start.

Start With the Floor Plan
One of the biggest advantages of touring a model home is being able to experience the floor plan beyond a website or brochure. Instead of simply looking at square footage and room dimensions, you can walk through the kitchen, see how the living spaces connect and picture where your furniture might go.
As you tour, think about how you actually live. Is the kitchen large enough for the way you cook and gather? Does the primary suite feel private? Would an extra bedroom work as a home office or guest room? If you have children, how does the bedroom layout fit your family?

Meet Your Onsite New Home Agent
When you visit a Smith Family Homes model home, you won’t just be walking through an empty house. You’ll have the opportunity to meet with our onsite sales agent, who can answer your questions and help you learn more about the community and available homes.
Your onsite agent can walk you through available floor plans, homesites, pricing, quick move-in homes and the new construction home buying process. They can also help you determine which homes and floor plans may be the best fit based on what you’re looking for.
During this process, don’t hesitate to ask questions. Whether you’re a first-time homebuyer, relocating to Georgia or South Carolina or simply exploring your options, this is your opportunity to get answers directly from someone who knows the community and our homes.
Explore More Than One Home
While the model home is a great starting point, your tour doesn’t necessarily have to end there. As you explore the community with your onsite agent, you may also have the opportunity to walk through other available homes and see different floor plans.
Seeing multiple new construction homes within the same community can give you a better understanding of the layouts, finishes, available options and different ways the spaces can work. If there are homes under construction, your agent can also explain what stage they’re in and what you can expect as construction progresses.
It’s one more way to compare your options before deciding which home and homesite are right for you.

Pay Attention to the Details
A model home is also a chance to see the design details that make a Smith Family home feel like home. Look closely at cabinetry, countertops, flooring, lighting, hardware and other finishes. You’ll get a better understanding of the materials and design options available when building a new home.
And remember: A model home is meant to help you envision possibilities. Depending on the community and home you choose, you may have the opportunity to personalize your home through our Design Center. Our in-house designer works directly with buyers to help select finishes that reflect their style while keeping the overall home cohesive.
Explore the Community, Too
Your home is only one part of the decision. During your visit, take some time to explore the neighborhood and surrounding area.
Look at the community amenities, sidewalks, parks, pools and gathering spaces. Consider your commute, nearby schools, shopping, restaurants and recreation. For buyers relocating to Coastal Georgia or South Carolina, this is also a great opportunity to get familiar with the surrounding community.
Smith Family Homes builds new construction homes in Savannah, Statesboro, Richmond Hill, Rincon, Brunswick, Kingsland and St. Marys, GA, as well as new homes in Bluffton, SC. Each location offers something a little different, so touring in person can help you determine which community feels right for you.
